Services
Building Evaluations provides a range of architectural and engineering services to assist our clients with commercial real estate transactions including: acquisitions, dispositions, financing, and refinancing.  The scope of services and level of staffing are customized to meet the requirements of each project.  Specific services include:

Physical Due-Diligence Evaluations
for existing buildings and site improvements to assess their physical condition, general code compliance, deferred maintenance, required repairs, recommended improvements, and opinions of probable costs for corrective work.  The evaluations are based on visual observation and are non-destructive.

Public Records Review
 within the governing agencies to determine general compliance with zoning/planning, building, and fire department regulations along with assessment of the flood plain status of the property.  The review includes interviews with representatives of the respective agencies to identify whether outstanding code violations or pending code/regulation changes exist which could materially impact the subject property.  
                      
Structural/Seismic Evaluations of a property’s structural components to assess the structural soundness of building improvements and to estimate the probable maximum loss (PML) anticipated during a maximum credible seismic event.

Roofing and Paving Condition Assessments
for existing properties.  The assessments are generally conducted on an annual basis to assist property managers in establishing property maintenance budgets.

Construction Observation
of, and reporting on, construction-related activities, and applications for payment during the course of new construction and renovation.

Construction Document Peer Review
to assess general code compliance and quality of design and materials prior to construction.

Americans with Disabilities Act (ADA) Assessments
of new and existing buildings to comply with the Title III design criteria for public areas of a property under the owner's control. The assessments include general code compliance, required corrective work, recommended improvements, and opinions of probable costs for corrective work.

Diagnostic/Specialty Evaluations
consisting of element-specific evaluations to investigate building/system performance problems. The scope of work may involve destructive investigation as approved by the client and owner.
